What is Residential Conveyancing?

Residential conveyancing is the process of transferring a residential property from one owner to another. This usually happens in two stages. The first stage is the “exchange of contracts”, where the terms are finalised, and everyone becomes legally bound to go through with the deal. The second is where “completion” happens, where the legal title passes and the buyer becomes the owner.

Buying a House

When acting for your sale, we will deal with preparation of an auction pack for you. This will contain the a contract, title deeds, searches as well as any other appropriate documents to be supplied to the buyer at auction. We will send this to the auctioneer who will publish the pack on their website ahead of the auction.

If we are acting for your purchase, we can advise you on a proposed auction purchase prior to the auction being carried out. It is vital you obtain this advise, since once your bid is successful, and you have paid a 10% deposit, the penalties on failure to complete can be severe (including your 10% deposit being forfeited). Thus, auction packs should be vetted on your behalf before you put forth a bid, and we can do this for you in the timeframe necessary.
