Conveyancing Fees Explained

We will ensure that we fully explain to you:

  • How we calculate our fees;

  • The likely costs involved in dealing with your case;

  • Any additional costs that may be incurred during the transaction or proceedings; and

  • Any costs that you may recover from, or have to pay to the other party.

Conveyancing Charges

The standard process to complete your purchase of a residential property is as follows:

  • Obtain your initial instructions, and provide necessary preliminary advice;

  • Receipt the contract paperwork from the Seller’s Conveyancer and review the same;

  • Obtain requisite searches upon receiving money on account for the cost of said searches and review the same;

  • Raise necessary enquiries with the Seller’s Conveyancer;

  • Provide a report to you on all documents and information received;

  • Send final contract to you for your signature;

  • Agree a completion date (date from which you own the property);

  • Exchange contracts which makes the sale and purchase legally binding, and notify you that this has happened;

  • Advise you about the monies needed for completion;

  • Complete your purchase. This is the day you collect keys for your new property;

  • Deal with the post-completion requirements, including the payment of Stamp Duty Land Tax and the for registration at Land Registry; and,

  • Send the title deeds for your new property in your name.

Please note the fees quoted are based on all documents, communications being sent to you electronically.

In relation to leasehold properties, we will also:

  • Review the Lease, and advise to you on the terms of the Lease;

  • Report to you regarding any additional costs required because of the Lease for the Landlord/Managing Agents/Management Company, as appropriate;

  • Advise you regarding the service charge and ground rent payable as per the terms of the Lease; and,

  • Enquire with the Landlord/Managing Agents/Management Company via the Seller’s Conveyancer about the arrangements for management of the building in which the leasehold property is located, including communal parts.

If you are buying the property with assistance of a mortgage, additional fees may apply to include the following service:

  • Checking that finances are in place to fund your purchase;

  • Liaising with the Lender or Lender’s Solicitor, if required;

  • Reviewing the conditions of your mortgage offer with you, including reporting to you regarding on mortgage terms.

Additional Disbursements on matters involving leasehold interests

  • You will likely need to pay a fee to the Landlord’s Solicitors or Agents for them to accept a Notice of Transfer or Charge. This fee varies from one property to the next, depending on the fees confirmed in the Lease or agreed with the Landlord. We will advise you of this cost, however this usually ranges between £150.00 to £300 plus VAT per Notice. 

  • Your Lease may also require a Deed of Covenant, depending on the terms of the Lease. The Landlord, Management Company or Agent may charge a fee for registering this document with them on completion of your purchase. We will advise you of this cost once it is known to us, if applicable, however the cost could range between £100 to £300 plus VAT.

  • You may also require a Certificate of Compliance from the Landlord, Management Company or Agent, to satisfy a condition in the Lease. We will advise you of this cost once we have reviewed the Lease, and made enquiries with the Landlord, Management Company or Agent. Please be advised the cost could range from £50.00 to £250 plus VAT.

    These disbursements can vary from property to property, and can occasionally be significantly more than the ranges given above. Other disbursements may also apply depending on the terms of your Lease. We can give you an accurate indication of costs after we have had reviewed the specific documents relating to the property you are purchasing.

Average Timescales

The timescale for the conveyancing process is contingent on various factors.

The average process takes between 6 to 8 weeks to exchange, and a further 2 weeks before completion, so long as that completion date is agreed by all parties.

The process can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take approximately 4 weeks to achieve an exchange of contracts. Alternatively, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, estimated to be anywhere between 2 and 6 months. It is advisable that in such instances, additional charges may also apply.
